How the Stamp Duty (SDLT) estimate works

The SDLT estimate applies residential bands for England and Northern Ireland, with routes for an eligible first-time buyer, an additional property and the non-UK-resident surcharge. It assumes a straightforward freehold purchase.

Questions about Stamp Duty (SDLT)

When is SDLT normally filed and paid?

The return and payment are generally due within 14 days of the effective date. A conveyancer usually handles this as part of completion.

Can an additional-property surcharge later be repaid?

A refund may be possible when a previous main home is sold within the statutory period and all conditions are met. The calculator does not test that claim.
