UK landlord and buy-to-let tax calculator 2026/27
Estimate rental cash profit, taxable property profit, the residential finance-cost credit and a monthly tax reserve.
How the Landlord tax estimate works
The landlord estimate distinguishes cash profit from taxable residential property profit. For an individual landlord it models the basic-rate finance-cost reduction instead of deducting residential mortgage interest in the ordinary way.

Questions about Landlord tax
Why can taxable profit exceed cash profit?
For individual residential landlords, finance costs are generally not deducted from property profit. A separately restricted basic-rate tax reduction may apply instead.
Does the ownership share always follow the title deeds?
Not necessarily. Beneficial ownership, marriage or civil-partnership rules and any valid declarations can affect the taxable split.
About this estimate
This is for an individual with a straightforward UK residential letting. Losses, joint-property rules, companies, trusts, non-residential property and special reliefs are not fully modelled.
